Department Action

Vinh Pham, owner and developer, requests Commissioners Court consider approval of the Final Plat for Pham Estates. The subdivision is not in any city’s ETJ.

LOCATION AND SIZE
The subdivision is located on at the Northeast corner of FM 1778 and CR 597, near Copeville. See location map attached. The subdivision consists of three (3) residential lots, ranging from 4.85 to 5.0 acres. All the lots front an existing County Road, therefore no road construction is required.

ROADS, UTILITIES AND DRAINAGE
The owner has submitted the final plat with contours for review. The plans show adequate drainage patterns within the subdivision.
On-site sewage facilities systems are suitable for Pham Estates. Water will be supplied to the subdivision by Copeville Special Utility District. The 100-year flood plain does not encroach upon the subdivision.

ACTION
We recommend Commissioners Court approve the Pham Estates Final Plat
