Final Plat for Pelican Bay
Dr. Muhammad Faroogi, owner and developer of Pelican Bay, requests Commissioners Court consider approval of the attached Final Plat.
LOCATION AND SIZE
Located Southeast of Farmersville, TX along CR 646 and east of FM 547; see location map attached. The development consists of thirty-eight (38) residential lots ranging from 1.022 acres to 1.227 acres. All lots do not front on an existing road, therefore road construction is required.
UTILITIES AND DRAINAGE
The plans show adequate road cross-sections and drainage patterns within the subdivision. Adequate right-of-way will be dedicated. On-site sewage facilities systems are suitable for this subdivision. Water will be supplied to the subdivision by Caddo Basin Special Utility District. The 100-year flood plain does not encroach upon the subdivision.
Road construction, or appropriate financial security, will be required before the plat can be filed.
We recommend Commissioners Court approve the Final Plat for Pelican Bay.
