Department Action
Celina CR 138 LP, owner and developer of Bristol Heights, requests Commissioners Court consider approval of the attached Preliminary Plat.

LOCATION AND SIZE
The development is located on CR 138 at CR 137, approximately 6.5 miles Northeast of Celina; see location map attached. The Subdivision consists of Sixty-three (63) residential lots ranging from 1.00 acre to 1.30 acres. Not all lots front on an existing road, therefore road construction is required.

UTILITIES AND DRAINAGE
The plans show adequate drainage patterns within the subdivision.  On-site sewage facilities will be suitable for this subdivision. Water will be supplied to the subdivision by Marilee Special Utility District. The 100-year flood plain does not encroach upon the subdivision.

A Final plat will be submitted for approval before construction can begin.


ACTION
We recommend Commissioners Court approve the Preliminary Plat for Bristol Heights.
