Department Action

David R. Pinkus, owner and developer of the Pinkus Addition, requests Commissioners Court consider approval of the attached Final Plat.

LOCATION AND SIZE
The Addition is located at the intersection of S.H. 78 and Bus. 78 approximately 0.75 miles south of Copeville; see location map attached. The Subdivision consists of two (2) commercial lots ranging from 1.575 acre to 2.582 acres. All lots front on an existing road, therefore road construction is not required.

UTILITIES AND DRAINAGE
The owner has submitted the final plat with contours for review. The plans show adequate drainage patterns within the subdivision. The appropriate Right of Way has been dedicated.

On-site sewage facilities are suitable for this subdivision. Water will be supplied to the subdivision by Copeville SUD. The 100-year flood plain does not encroach upon the subdivision.

ACTION
We recommend Commissioners Court approve the Final Plat for Pinkus Addition (Lots 1 & 2 Block A).
