Department Action
Kavi Mainali, owner and developer of the Laxmi Addition, requests Commissioners Court consider approval of the attached Final Plat.

LOCATION AND SIZE
The Addition is located at the intersection of CR 618 and CR 664 approximately 6.3 miles south east of Blue Ridge; see location map attached. The Subdivision consists of three (3) residential lots ranging from 2.217 acre to 6.791 acres. All lots front on an existing road, therefore road construction is not required.
 
UTILITIES AND DRAINAGE
The owner has submitted the final plat with contours for review. The plans show adequate drainage patterns within the subdivision. The appropriate Right of Way has been dedicated.

On-site sewage facilities are suitable for this subdivision. Water will be supplied to the subdivision by North Collin WSC. The 100-year flood plain does encroach upon Lot 3 of the subdivision. A flood study, showing calculated base flood elevations, was submitted for approval.

ACTION
We recommend Commissioners Court approve the Final Plat for Laxmi Addition (Lots 1, 2 and 3 Block 1).
