Department Action

5600 Rockhill Homes, LTD, owner and developer, requests Commissioners Court consider approval of the Final Plat for Summerlin Ph. 2. The subdivision is not in any city’s ETJ.

LOCATION AND SIZE
The subdivision is located on Southwest corner of CR 643 and FM 547; South of Farmersville, TX. See location map attached. The subdivision consists of four (4) residential lots, ranging from 1.4768 to 2.493 acres. All the lots front an existing County roads therefore no road construction is required. The owner is dedicating Right of Way for a future street that will be designed and built as part of Phase 3.

ROADS, UTILITIES AND DRAINAGE
The owner has submitted the final plat with contours for review. The plans show adequate drainage patterns within the subdivision.
On-site sewage facilities systems are suitable for Summerlin Ph. 2. Water will be supplied to the subdivision by Caddo Basin Special Utility District. The 100-year flood plain does not encroach upon the subdivision.

ACTION
We recommend Commissioners Court approve the Summerlin Ph. 2 Final Plat.
