Gloria Sue Baker, executor of the Estate of Jerry Keith Baker, which is the owner and developer, requests Commissioners Court consider approval of the Final Plat for Knoll Ridge. The subdivision is not in any city’s ETJ.
LOCATION AND SIZE
The subdivision is located on at the Southeast corner of CR 502 and CR 573 just southwest of Blue Ridge. See location map attached. The subdivision consists of six (6) residential lots, ranging from 1.40 to 1.51 acres. All the lots front an existing County Road, therefore no road construction is required.
ROADS, UTILITIES AND DRAINAGE
The owner has submitted the final plat with contours for review. The plans show adequate drainage patterns within the subdivision.
On-site sewage facilities systems are suitable for Knoll Ridge. Water will be supplied to the subdivision by Verona Special Utility District. The 100-year flood plain does not encroach upon the subdivision.
ACTION
We recommend Commissioners Court approve the Knoll Ridge Final Plat
